The dormer extensions, by reason of their size, design and prominence, dominate and detract from the original form and simple design characteristics of the host property and have a harmful effect on the character and appearance of the area.

No balancing exercise was undertaken; the appeal was dismissed on the basis that the development conflicted with development plan policies and design guidance with no material considerations of sufficient weight to outweigh the harm to character and appearance.
