What decided it

The proposal's careful layout, retention of trees, and substantial spacing between dwellings would preserve the character and appearance of the area, combined with adequate ecological survey evidence and the ability to secure renewable energy provision by condition.

The more intense use of the site through subdivision was outweighed by the sympathetic design, retention of landscaping, and compliance with local policies on design, biodiversity and renewable energy.
