Main issues, as the Inspector framed them
- Whether the proposed development would preserve the grade II listed Westbury Farm House or its setting and any features of special architectural or historic interest that it possesses and whether the scheme would preserve or enhance the character or appearance of the Ashwell Conservation Area
What decided it
The conflicting form and siting of the proposed roof lantern, which would harm the setting and significance of the grade II listed building and fail to preserve or enhance the character or appearance of the conservation area, outweighed the private benefits of additional living space.
The less than substantial harm to the designated heritage assets was weighed against the public benefits of the proposals, but the private benefits of improved living conditions were insufficient to outweigh the great weight attached to the harm to the heritage assets.
