What decided it
The significant social, economic and environmental benefits arising from the construction and operation of the hotel, including provision of additional tourist accommodation, employment and training opportunities, effective use of previously developed land, high quality design, and infrastructure improvements secured through the unilateral undertaking, outweighed the material increase in built form when considered against the absence of harm to the identified main issues subject to conditions.
The material increase in built form and intensification of use would cause no harm to character and appearance, living conditions or highway safety subject to conditions and the unilateral undertaking, and the significant social, economic and environmental benefits of the hotel development, including tourism provision, employment, investment, design quality and infrastructure improvements, were given substantial weight in favour of the proposal.
