Main issues, as the Inspector framed them
- the effect of the proposed development on the character and appearance of the area
- the effect upon the living conditions of nearby residents, having particular regard to privacy
What decided it
The unacceptable harm to the character and appearance of the area arising from the loss of the unique woodland and its contribution to the distinctive verdant character of the residential area, combined with the unacceptable loss of privacy for occupiers of the neighbouring property.
The social and economic benefits from a new dwelling and potential deterrence of anti-social activity did not outweigh the significant harm arising from the loss of the unique woodland and the contribution it makes to the character and appearance of the area, and the unacceptable loss of privacy for neighbouring residents.
