The unacceptable impact on highway safety arising from the inadequate and poorly-designed parking provision, which would force vehicles to manoeuvre on the narrow shared-surface Station Court, outweighs the limited benefits of providing one additional dwelling.

The benefits of housing supply and improved formalisation of the parking area do not outweigh the unacceptable impact on highway safety and the free flow of traffic on Station Court.
