What decided it
The total loss of a locally listed building of considerable architectural and historic significance as a non-designated heritage asset could not be justified by speculative and unsubstantiated benefits of potential future redevelopment without detailed proposals.
The benefits of the proposal, being uncertain and speculative redevelopment potential, were insufficient to outweigh the total loss of the Locally Listed Building and the harm to its significance as a non-designated heritage asset and to the character and appearance of the surrounding area.
