What decided it

The Vane Arms is not economically viable for continued operation as a public house, and equivalent alternative facilities (The Derry) are available nearby to meet the community's day-to-day needs.

The loss of a valued community facility and its designation as an Asset of Community Value, together with wider sustainability benefits, were outweighed by the demonstrated economic unviability of the public house and the availability of equivalent alternative facilities in the village.
