Main issues, as the Inspector framed them
- the effect of the proposal on the character and appearance of the Nascot Conservation Area
- the effect of the proposal on the living conditions of the occupiers of neighbouring dwellings at 12 Nascot Street with particular regard to privacy, outlook and light
- whether or not living conditions for occupiers of the development would be acceptable with particular regard to the provision of internal space
What decided it
The unacceptable harm to the character and appearance of the Nascot Conservation Area through the discordant rear gable feature and material detailing, combined with unacceptable harm to neighbouring living conditions through loss of privacy, outweighed the modest public benefits of the proposal.
The modest public benefits of housing delivery and efficient use of land were outweighed by the less than substantial harm to the conservation area and the unacceptable harm to neighbouring living conditions.
