What decided it
The Inspector's conclusion that the Vane Arms is not economically viable for continued use as a public house, combined with the availability of an equivalent alternative facility (The Derry) in the village, satisfied the exceptions in Policy T12(2) and justified allowing the loss of the community facility.
The community support for retention of the Vane Arms and its designation as an Asset of Community Value, together with wider sustainability benefits, were outweighed by the demonstrated economic unviability of the public house and the availability of equivalent alternative facilities in the village.
