The increased height of the patio exacerbates overlooking of the neighbouring property to a degree that cannot be adequately mitigated by existing screening, requiring a new 1.8m privacy screen to protect the living conditions of neighbouring residents.

The effects on the outlook from the appeal site were justified by the need to protect the living conditions of neighbouring residents, and the privacy screen would not be an intrusive feature in views from the surrounding area.
