What decided it

The unauthorised two storey side extension with its gabled roof at the same height as the original house ridge and flush front wall caused significant harm to the character and appearance of the area, conflicting with policy DS1, the Householder SPD, and the Framework, with no material considerations outweighing this conflict.

The harm to character and appearance caused by the breach of planning control outweighed any other considerations; no material considerations were found to outweigh the conflict with the development plan.
