The isolated positioning of the proposed dwelling would wholly contrast with the strong linear pattern of development on Toyse Lane, causing significant harm to the character and appearance of the area that outweighed the housing benefits.

The benefits of providing one additional dwelling in a sustainable location and meeting housing need for 2-3 bedroom units did not outweigh the significant harm caused to the character and appearance of the area.
