The site's location within the built form of the Sustainable Village of Marldon, with suitable access to the village centre and realistic walking distances, combined with the conclusion that one additional dwelling would not materially harm highway safety at the constrained junction.
The benefits of providing a dwelling in a sustainable village location with access to services and facilities outweighed the concerns about the constrained junction visibility and localised flooding risks, which were adequately managed by conditions.
