What decided it

The proposed hipped roof form would introduce yet another roof form at odds with the predominant pitched roofs and gabled ends of the area and, given the prominent corner position, would cause significant harm to the character and appearance of the dwelling and area.

The benefits of providing additional family accommodation and making best use of urban land do not outweigh the significant harm to character and appearance.
