The proposed development would result in inadequate parking provision, insufficient on-site manoeuvring space, intensification of a substandard access requiring vehicles to wait in zebra crossing zigzags or reverse, and undemonstrated emergency vehicle access, all of which would significantly increase the risk of conflict between road users and harm highway safety.
