Main issues, as the Inspector framed them

  • The effect of the proposed extensions on the character and appearance of the area

What decided it

The substantial increase in height and bulk of the extensions, combined with the gabled roof design creating a defined two-storey appearance, would harmfully draw the eye and be intrusively different from the modest neighbouring bungalows, contrary to local plan policies on character and appearance.

The modest benefits of improved amenity for the appellant and accessible location were outweighed by the adverse harm to the character and appearance of the area
