What decided it

The proposed dwelling would appear cramped against the existing property when viewed from Pangbourne Road, creating an intensive appearance of development out of keeping with the village and its landscape setting within the AONB.

The limited economic and social benefits of the proposal would not outweigh the significant harm to the character and appearance of the village and the AONB.
