The two-storey side extension would unacceptably erode the spacious, harmonious character of the estate and the building line framing Lampton Avenue, appearing as a discordant feature that would harm the distinctive planned appearance of the area.

The benefits of the extension as a better use of land and provision of a larger family home did not outweigh the significant harm to the character and appearance of the area.
