What decided it

The harm to character and appearance caused by the prominent, incongruous siting of a two-storey dwelling at a spacious corner junction, which conflicts with the planned layout and design of the area, significantly and demonstrably outweighs the modest benefits of one additional dwelling in a location with housing shortfall.

The benefits of housing supply and efficient use of land in an existing settlement were significantly and demonstrably outweighed by the adverse impacts on character and appearance and conflict with the Framework requirement to achieve high quality design
