What decided it
The proposal's location in a particularly sensitive position between non-designated heritage assets, combined with the increased visual prominence of the extended dwelling with hipped roof gable and pale render finish, would cause less than substantial but considerable harm to the conservation area with no public benefits to justify it.
The less than substantial but considerable harm to the character and appearance of the conservation area and the setting of non-designated heritage assets was not outweighed by the private benefit of additional living space, as the proposal would not achieve the objective of enhancing the poorly designed 1960s dwelling.
