The proposal would cause harm to the character and appearance of the area by appearing disproportionately large and failing to respect the architectural characteristics and scale of the host dwelling, conflicting with the development plan with no other considerations to outweigh this.

The lack of harm to neighbouring living conditions and retention of amenity space did not outweigh the detrimental impact on the character and appearance of the host property and streetscene.
