The proposal would undermine the strategic housing policies directing development to designated sustainable areas and would provide very limited opportunities to promote sustainable transport modes, contrary to paragraph 110 of the Framework.

The moderate weight given to the proposal not being an isolated dwelling and limited weight to its contribution to rural vitality were outweighed by the significant harm from conflict with development plan policies and reliance on unsustainable transport, resulting in dismissal in accordance with the development plan.
