The proposed dwelling on a much narrower plot would be positioned in close proximity to side boundaries and would create a squeezed frontage development that would cause significant harm to the prevailing character, appearance and pattern of development in the locality.

The modest benefits of housing supply and economic benefits from one dwelling were insufficient to outweigh the significant harm to character and appearance.
