What decided it

The proposed single-storey dwelling would appear unduly cramped and incongruous within the area's established pattern of two-storey properties on generously sized plots, causing harmful material alteration to the building's presence in the street and conflicting with development plan policies requiring development that reinforces a positive sense of place and responds to local context.

The limited benefit to local housing supply from a single dwelling did not outweigh the identified harm to character and appearance and the conflict with the development plan.
