The cumulative impact of the proposed extension combined with existing substantial extensions would not be subordinate or proportionate to the original house and would harm the character and appearance of the property and surrounding area, contrary to NPPF paragraphs 130 and 134 and local plan policies.

The sustainable and effective use of the dwelling would not outweigh the harm to character and appearance resulting from the proposal.
