The proposed extension would be overly dominant and incongruous in scale, form and massing, and the contemporary glazed link would be at odds with the traditional character of the conservation area, such that the development would fail to preserve or enhance the character and appearance of the Bakewell Conservation Area, and any public benefits would not outweigh the great weight required to be given to conservation.
