What decided it

The unacceptable harm to the spacious, rural character of the area and the setting of the Chilterns AONB caused by the increased massing and spread of built form across the site, which would not be adequately mitigated by the proposed landscaping or framed vistas.

The benefits of nine dwellings and economic benefits were given limited weight because the Council could demonstrate a five-year housing supply, and these benefits could not outweigh the unacceptable harm to character and appearance and the setting of the AONB.
