What decided it

The mirror-image daylight assessment demonstrated that Fitzroy Court's own proximity to the boundary meant it took more than its fair share of light, justifying the daylight reduction as acceptable and tipping the balance in favour of the scheme.

The benefits of well-designed housing delivery, accordance with the site allocation, and comprehensive regeneration outweighed the under-provision of on-site amenity space and the material deterioration in daylight to Fitzroy Court.
