What decided it
The rear and roof extensions created a three-storey form that was overwhelmingly disproportionate and markedly discordant with the character of the area, and created considerable opportunities for overlooking that adversely affected neighbours' living conditions contrary to development plan policies.
The benefits of the front extension and decking, which were acceptable in design and subordinate form, were outweighed by the unacceptable cladding material, requiring a condition for acceptable materials; the rear extensions caused harm to character and living conditions that could not be overcome.
