What decided it

The failure to properly investigate and demonstrate that land stability would not be adversely affected, combined with the unaddressed risk to protected trees from increased vehicular movements, meant the proposal conflicted with development plan policies and the Framework's requirements to protect the natural environment and ensure site suitability.

The adverse impacts of granting permission, comprising harm to land stability and protected trees affecting character and appearance, significantly and demonstrably outweighed the limited benefits of providing one dwelling, such that the proposal did not benefit from the presumption in favour of sustainable development.
