Main issues, as the Inspector framed them
- The effect of the development on the character and appearance of the area
- The effect on the living conditions of the neighbouring properties
What decided it
The rear canopy extension was crucial to creating the effect of continuous development along the entire depth of the plot, which was wholly out of character with prevailing residential development in the area and contrary to development plan policies, whereas the other elements were acceptable subject to its removal.
