Main issues, as the Inspector framed them

  • the effect of the proposed development upon the character and appearance of the area
  • the effect upon the integrity of the Dorset Heathlands Site of Special Scientific Interest (SSSI), Special Protection Area (SPA), Ramsar site, and Dorset Heaths Special Area of Conservation (SAC), and upon the Poole Harbour SSSI, SPA and Ramsar site

What decided it

The absence of conclusive and effective mechanisms to protect the Dorset Heathlands and Poole Harbour habitat sites, combined with significant harm to local character and appearance, substantially and demonstrably outweighs the housing supply benefits.

The modest social and economic benefits of providing one additional dwelling were substantially and demonstrably outweighed by the significant cumulative environmental harm to character and appearance and the adverse effect on protected habitat sites.
