What decided it

The proposed roof, due to its greater height, width, orientation and close proximity to no. 20 Union Street, would result in a visually intrusive form of development that would unacceptably reduce outlook from the neighbouring bedroom window, and this harm could not be overcome by the claimed business benefits.
