The development causes substantial harm to the landscape and scenic beauty of the High Weald AONB through the urbanisation of a large area of land beyond what could be justified as a modest garden extension, conflicting with development plan policies and NPPF paragraph 176 which requires great weight to be given to conserving and enhancing AONB landscape and scenic beauty.
