Main issues, as the Inspector framed them

  • The effect of the proposed development on the provision of holiday accommodation within the district

What decided it

The appellant failed to demonstrate that the holiday let had no reasonable prospect of continued use or financial viability, and the housing benefit did not substantially outweigh the significant harm to the tourism economy.

The provision of a dwelling would be an important benefit given the Council's housing deficits, but this did not substantially outweigh the conflict with the evidence-based and plan-led approach to tourism and economic development, which carried significant weight against the proposal.
