Main issues, as the Inspector framed them

  • The effect of the development subject to the notice on the character and appearance of the host dwelling and the surrounding area

What decided it

The distinctive hung tile band between ground and first floor windows is a unifying streetscene feature; its loss and replacement with industrial-looking steel panelling, combined with disproportionate new windows and porch, creates unacceptable harm to character and appearance, whereas the rear extension's limited public visibility and consistency with local building patterns renders it acceptable.
