What decided it

The premises had been reasonably marketed without success and comparable community facilities existed nearby, so the loss of the pub as a community facility was found to be acceptable.

The loss of some historical significance from ending the pub use and the loss of the pub as a community facility were outweighed by securing a viable long-term use for the building and the community benefit of a new convenience store.
