Main issues, as the Inspector framed them

  • The effect of the proposal on the character and appearance of the host dwelling and surrounding area, including the effect on protected trees.

What decided it

The proposed rear extension's flat roof design and scale would appear incongruous and fail to integrate with the host dwelling, and insufficient evidence was provided to demonstrate that the protected Beech tree would not be adversely affected by the excavation works.
