The substantial social and economic benefits of delivering six new homes on a well-located, sustainable urban site within an area with a 3.15-year housing land supply significantly outweigh the limited harm from tree loss and the minor conflict with tree protection policies.

The substantial benefits of housing delivery, economic investment and environmental improvement from bringing vacant land back into use were found to outweigh the limited harm from the loss of one tree and low-level risk to another, and the minor departure from the existing development pattern represented by the rear bungalows.
