The proposal would appear visually dominant and out of keeping with the character of the surrounding area due to its significantly increased scale, massing and height contrasting with the low-lying neighbouring bungalows, thereby failing to comply with paragraph AA.2(3)(a)(ii) of Class AA of the GPDO.
