The site lies outside the continuous built-up area of Tredington village, beyond a clear and distinct break in built form, and therefore does not constitute suitable infill development in a sustainable location with adequate access to services and facilities.
The limited benefits of providing one dwelling and associated economic benefits were substantially outweighed by the substantial weight afforded to the conflict with development plan policies seeking to secure sustainably located housing with access to services and facilities and to protect the countryside from unjustified development; the adverse impacts would significantly and demonstrably outweigh the benefits even under paragraph 11d of the Framework.
