What decided it

The proposed dwelling's design, scale and materials would conserve local distinctiveness and respect the established streetscape quality without overdeveloping the site, and would not cause material harm to character and appearance or the living conditions of neighbours.

The benefits of delivering a new dwelling in a residential area where the Council cannot demonstrate a five-year housing land supply outweighed the limited harm to character and appearance from loss of trees, which would be mitigated by landscaping conditions.
