What decided it

The unrelieved full depth and height of the proposed extension close to the side boundary, particularly the element associated with bedroom 1, would be overly dominant and unacceptably reduce the outlook and living conditions of neighbouring residents at Squirrels, whilst also detracting from the character and appearance of the area through poor design.
