The proposal would appear cramped and incongruous in a rural setting characterised by spacious plots with large gardens, and would fail to provide adequate outdoor amenity space for future occupiers, harms which would significantly and demonstrably outweigh the limited benefits of one additional dwelling.
The adverse impacts on character and appearance and living conditions of future occupiers were given significant weight and significantly and demonstrably outweighed the limited benefits of housing supply and use of previously developed land, such that the presumption in favour of sustainable development did not apply.
