Main issues, as the Inspector framed them

  • Whether the site is suitable for residential development having regard to its location, the proposed land use, and the amount of development, with particular regard to the effect of the amount of development on the character and appearance of the area
  • Whether the development would be in a suitable location having regard to access to services and facilities
  • The effect of the proposal on the integrity of European Sites

What decided it

The harm to the character and appearance of the area caused by the amount of development proposed substantially outweighed the benefits of housing delivery and self-build provision.

The substantial benefits of providing four to five dwellings and self-build units in a sustainable location with a shortfall in housing land supply were substantially outweighed by the significant harm to the character and appearance of the area through loss of openness and spaciousness and failure to respect the linear pattern of development.
