Main issues, as the Inspector framed them
- Whether approval under Regulations 75 and 77 of the Habitats Regulations should be given having regard to the effect of the Prior Approval development on the Arun Valley SPA and SAC
What decided it
The baseline water demand used in the Water Neutrality Report, derived from 6 months of meter readings during artificially resumed pig farming, does not accurately represent the existing site's actual water usage, which is effectively disused and would have minimal or nil water demand, and therefore water neutrality has not been adequately demonstrated to rule out adverse effects on the Arun Valley SPA and SAC.
The main issues and the deciding factor are read from the published letter by Town Planner Pro; the letter itself is the record. Contains public sector information licensed under the Open Government Licence v3.0. Research, not advice.
