Main issues, as the Inspector framed them

  • Whether the appeal site is a suitable location for the proposed development having regard to local development plan policies
  • The effect of the development on biodiversity

What decided it

The proposal conflicts with local development plan policies requiring employment development to be located within defined settlement boundaries or village development boundaries, and lacks sufficient ecological survey evidence to demonstrate compliance with biodiversity protection requirements.
