The lodge is currently occupied and operational as part of an equestrian business and therefore does not meet the requirement under Policy HOU 8 and paragraph 84 of the NPPF to re-use a redundant or disused building, and the appellant has not sufficiently demonstrated that the business cannot operate profitably or that adequate marketing has been undertaken.
