The harmful effect on the character and appearance of the area, including the disruption to the established pattern of building and plot widths and the significant risk to the long-term amenity value of protected trees, significantly and demonstrably outweighs the modest benefits of delivering a single dwelling in an area with insufficient housing land supply.
